As part of our ongoing series spotlighting the people behind ASK4, we sat down with Susanna Graziano, who plays a key role in ASK4’s growth and success in Italy. With a passion for urban regeneration and cutting-edge technology, Susanna brings deep insight into the PBSA and BTR markets. Here's what she had to say about her work, the industry, and what’s next for ASK4 in Italy.Â
Hi Susanna, can you tell us a bit about your role at ASK4 and how it has evolved since you first started? 
I lead the development of ASK4 in Italy, started by the excellent Billy Kontoulis which paved the way for my work here, with current international clients and new ones, local operators, REITS and developers. Besides sales development. I play a crucial role in shaping ASK4 and the way we deliver our services to suit the Italian market and be the best possible version of itself, keeping abreast of innovation and clients’ needs.Â
How would you describe the current landscape in BTR and PBSA in Italy?
BTR is still an emerging market in Italy, and there’s a lot of work ahead to ensure buildings incorporate pervasive connectivity at every level. The potential is huge. PBSA, on the other hand, is finally gaining momentum, despite well-known challenges like bureaucracy and the relative stagnation in Milan. Connectivity is becoming the backbone of modern PBSA and BTR assets, and ASK4 is very well-positioned in this landscape.
When you compare ASK4-managed assets with more traditional buildings that rely on standard WiFi solutions, the difference is clear. The transition to smarter, better-connected buildings is accelerating, and quality of service is quickly becoming a competitive advantage.
What excites you most about the growth of PBSA and BTR in Italy?
The opportunity to support urban regeneration and help shape the cities of tomorrow. These sectors are at the intersection of real estate, technology, and community, and that’s a very exciting place to be.
Is the quality of service the primary differentiator that sets ASK4 apart from competitors or other non-managed solutions?
It’s not just service - listening is key. We ask a lot of questions and invest time in understanding each client’s vision and priorities in detail. That’s how we build true partnerships. Our commitment to understanding each client’s needs, our technical expertise, and our ability to deliver tailor-made solutions that really stand out. We don’t just provide connectivity, we help shape the digital experience within a building.
What trends are you seeing in the Italian market that developers and operators should be aware of?
We’re seeing increasing demand for integrated digital infrastructure, as well as a growing awareness of the role connectivity plays in resident satisfaction. There’s also a clear trend toward sustainable, smart living spaces, something we’re excited to support through technology.
What motivates you in your work?
I’m passionate about urban regeneration, smart districts and cities, and the role technology plays in improving wellbeing. I’m especially interested in IoT implementation in buildings and how intelligent space management using IoT sensors can make a real difference in peoples’ lives.
What are you looking forward to in the next year at ASK4?
