The Priorities Of Renters In The Wake Of Coronavirus

The current COVID-19 pandemic has shifted priorities across all walks of life, and none more so than with renters.

As the way we live, work and study has changed dramatically over the past few months, so too has the wants and needs of renters. Where previously, features such as transport links and communal spaces were highly desirable for residents living in rented accommodation, other features have taken precedence since the pandemic.

High speed internet

A recent survey of over 1,700 renters found that “fast broadband” is now the most important feature of a rental property. High quality Internet has always been a priority for renters (this was the second most important feature in the same survey last year), however it has become even more relevant to those living in rented accommodation during recent months. As the opportunity for social interaction and attendance in workplaces has been drastically reduced, people are relying more on a fast and stable Internet connection to socialise, stream entertainment and be able to work from home.

Other preferences

The desire for outside space has been identified as the second most important feature of a rental property, with proximity to a park or outside green space in third. Last year, these were relatively low on renters’ list of priorities, but with access to public parks and places restricted, renters are expressing a preference for their own outdoor space. Social features such as gyms and cinema rooms have become less important to renters as a result, but as social distancing eases, it is probable that these amenities will become more relevant again.

The Future

Even after the coronavirus pandemic has passed, it is likely that these preferences, and new ways of living and working will stay with us for the foreseeable future. Fast and reliable Internet will only become more important and a priority for those looking for a place to live.
